How to deduct tds on rent when it includes st?

TDS should be deducted only on the rent and not Service tax .
For Example: If Rent paid Is Rs.1,00,000 PM +10300(service tax ) TDS should be deducted only on Rs. 1,00,000 (TDS = 10,000(1,00,000*10%)) and not on Service tax.
